  1. Debt to Service Coverage Ratio (DSCR)
  2. Loan to Appraised Value (or purchase value)
  3. Credit of Personal Guarantor

Other factors will change the rates such as:

  1. Fixed Rate vs ARM
  2. Buy down on Interest Rate increases Origination Fees
  3. Pre-Payment Terms
  4. Cash-out Refi vs No Cash-out or *Purchase
  5. DSCR of 1.49 down to 0.8 (Negative Cash Flow in Highly Appreciating Markets only)
  6. Leased vs Unleased
  7. Small loan ($75,000) vs Large loans ($1M or more)
